Description:

Land located within the Eugene Urban Growth Area is zoned to provide areas suitable for certain types of development. Each zone provides a set of regulations governing the uses, building setbacks, height, and other development standards. Property may also be subject to an overlay zone. The overlay establishes additional regulations beyond the base zone to address specific community objectives, such as protection of environmentally sensitive areas or improving the efficient use of public transit. In some cases, overlays may provide an exception to the standard regulations for the base zone.

  • Base Zones: Land located within the Eugene Urban Growth Boundary is zoned to provide areas suitable for certain types of development. Each base zone provides a set of regulations governing the uses, building setbacks, building height and other development features.

  • Overlay Zones: Property may also be subject to one or more overlay zones. Overlay zones establish additional regulations beyond the base zone to address specific community objectives, such as protection of environmentally sensitive areas or improving the efficient use of public transit.

  • Special Area Zones: A special area zone is a type of base zone that is applied to a specific area of the city that possesses distinctive buildings or natural features that have special significance for the community and requires special consideration or implementation of conservation and development measures that can not be achieved through application of the standard base zones.

  • Special Area Zone Subareas: Some special area zones are further divided into subareas, such as commercial or single-family residential. These subareas establish regulations that govern the uses and development of these specific areas.
